Life expectancy of a traditonal, tanked water heater is 8 to 12 years.

Many outside elements affect expansion/contraction within your water heater, moisture, etc. that can either lengthen or shorten your heater's life.

If your water heater is in your attic or any other area where potential leaks and/or flooding could result in expensive water damage, we recommend you replace it no later than 10 years. The risk of water damage to your home can quickly become a reality as your water heater ages.
